Introduction
Our 6 self catering cottages are all rated 4 star under the Visit Britain quality assurance scheme. There is one cottage, The Linhay, which is totally at ground level and is wheelchair friendly
( NAS Mobility 2 ). Another cottage, The Dairy has a ground floor bedroom, but was built to meet the former wheelchair standard Category 2. This access statement deals with these two cottages internal layouts in greater detail because they have been built to cater specifically for both regular guests and those in the party who may have additional mobility or other special needs.
All cottages are accessible for those needing to use prams and buggies. All cottages have oil fired central heating plus either a logburner stove or electric style logburner. Comprehensive information is provided in the cottages on eating out, things to do, places to visit and the South Hams Access Guide and Bowrings Blue Badge Map and OS maps are available. The Dairy, Shippon, Stables, Trap House and Bull House are dog welcome cottages. The Linhay is pet free.

Pre – Arrival
We are situated in a rural area and principal means of access is by car.
You are welcome to book your shopping online and have it delivered to your cottage.
Arrival and Car Parking Facilities
Beeson Farm is signposted from the centre of Beeson some 170 metres and there is a sign on the five bar gate.
There is a large signed level private car park on the site for cars, boats and trailers reached from the farm entrance down a short 50 metre concreted track.
The cottages are situated around a traditional rectangular farm courtyard and distance from individual cottages to car park is between 55 and 95 metres.
There is a fairly level 3 metre wide concrete access drive from the car park into the farmyard.
Vehicles can be loaded and unloaded by parking immediately outside each cottage front door where there is ample space.
For those with mobility difficulties and / or using a wheelchair temporary parking is allowed immediately outside the Dairy and Linhay cottages where there is sufficient space for a vehicle.
You can announce your arrival by either phoning when you are half an hour away or ring the bell/ships bell loudly at the farmhouse backdoor.
This is reached by four 20 cm 1.2 metre wide steps.
There is a handrail to the left of these steps.
Mobile phone reception is good.
Laundry
All cottages have a standard size washing machine built into the kitchens.
There are 3 separate drying lines on a flat lawn at a further 15 metres distance.
Cottages Main Door Entrances
The Dairy, Shippon and Bull house form a terrace and there is a raised stone patio in front of each with a picnic bench.
The Dairy Entrance
There is a 13 metre level access path to the Dairy via a small 95 cm wide gateway or alternatively by a 25 cm step up directly onto the patio. The doorway is 82 cm wide and has a 40 mm threshold. Key height is 1.15 metres.
The Shippon Entrance
The doorway is 84 cm wide with a 45 mm threshold. There is a 17 cm step onto the patio. Key height is 1.15 metres.
The Bull House Entrance
The door is 85 cm wide with a 45 cm threshold and there is a step up onto the patio of 15 cm. Key height is 1.13 metres.
The Linhay entrance
There is a 12.5 cm step into the main doorway. However there is a removeable wooden ramp 1metre by 1metre in dimension which is provided to enable wheelchair access and will be installed for those guests requesting it. The doorway is 79.5 cm and key height 1.08 metres.
The Trap House Entrance
Access to the main door is level with a 12 cm threshold. The doorway is 84 cm wide and key height is 1.21 metre.
Grounds/Gardens
All cottages have access to a BBQ and picnic bench and additional seats are available. All guests have access to the grounds, though the ponds are fenced for safety.
There is a large flat rectangular lawn area with a bench for badminton/ recreational use adjacent to the main car park.
There is an under 10’s play area ( to be supervised by an adult ) comprising swings, play tower , slide, sandpit, goal posts at the bottom of the orchard which is accessed via a level slate chipping 3 metre wide path.
There is table tennis in an unconverted barn.
The Linhay and Trap house cottages have their own fenced gardens. The Linhay garden is accessed downwards via six 17 cm deep 90 cm wide steps with a handrail via a 72 cm wide lounge door.
However a wooden fenced deck measuring 3.9 m by 5.4 m with table and chairs has been provided for wheelchair users and others at grade with the cottage lounge, accessed via 2 patio doors ( 120 cm wide and 70 mm threshold ) and has a view over the wildlife pond.
The Trap house garden is accessed via 2 patio doors ( 120 cm wide ) from lounge or dining room or via a garden gate a metre wide.
The Cottages Internal Layout Arrangements
The Linhay
There is a large triple aspect kitchen/diner/living area. There are upholstered 3 seater sofas plus a single leather rise and recline armchair. A large logburner stove, TV, nest of coffee tables, piano and lampstand and a dining table which will seat up to 6 persons. The lounge area has a pitch pine floor and one short pile rug in front of the fireplace.
The fully built in kitchen has a worktop, sink and hob at 90 cm height. The electric oven door is drop down and the height of the lowest shelf is 40 cm. Kitchen floor is slate. There are undertop strip lights, built in fridge/freezer dishwasher and washing machine. There is a cordless electric kettle and microwave oven.
The main double bedroom, accessed via the above room through a door 80 cm wide has a wooden kingsize four poster bed with mattress height of 65 cm above the floor, bedside tables, lamps and a room light chord over the bed. The ensuite bathroom has a whirlpool bath at 54 cm height with flexible shower head plus right hand shower screen. There are two grab rails on the back wall of the bath.
The free space in the ensuite clear of doors and furniture is 1.17 m by1.30 m .
Toilet seat height is 50 cm and has a folding handrail on the left hand side and a vertical fixed rail on the right hand side.
There is linoleum flooring and the space under the wash basin is free and it has lever style taps. A grabrail is provided either side of the wash basin.
A further twin bedroom, accessed via the main bedroom has two 87 cm wide single beds accessed via a 75 cm doorway and the mattress height is 53 cm.
There are individually switched lights above the bed heads.
There is a wc with a folding vertical rail on the right handside and seat height of 50 cm and two further grabrails on left side. There is a non slip self draining floor with a free standing portable shower stool, a flexible shower head and grab rails. The space under the wash hand basin is free and a grabrail is provided either side of the basin and has lever taps. Shaver point and switches are provided at low level. Unencumbered free space in the ensuite is 1m by 1.7 m. Both bedrooms are carpeted with short pile carpet and have built in wardrobes and separate freestanding dressing tables and drawers.
The Dairy
There is a separate built in kitchen with sink, worktop and hob at 90 cm height and a washing machine and dishwasher. An electric oven has a drop down door with a bottom shelf height of 40 cm. There is a freestanding fridge/freezer and top shelf of freezer is 1.33 metres in height. There is an open archway through to the lounge /diner with table and chairs for six, two seater and three seater leather sofas with arms and separate upholstered chair. There is an electric logburner style stove, TV, lampstand and coffee tables. The room is carpeted with short pile carpets.
Off the lounge is a ground floor bedroom with a double bed with a mattress height from floor of 63 cm accessed by a wide 85 cm doorway.
Access to the right handside of the bed is 45 cm in width and the free space clear of the door and furniture to the left of the bed is .90m by 2.26 m but the width can be increased to a metre by moving the bed to the right if necessary.
There is a bedside table and shelf and bedside lights and a built in wardrobe. An ensuite wet room is accessed via a 74 cm doorway. This has a self draining floor, small folding shower seat and flexible shower with grab rail. There is a WC with a seat height of 46 cm with a right hand folding rail and a transfer space to the left. The wetroom has a clear space free of door and furniture of 1.1 by 1.5 metres. The basin has clear underspace and lever taps. There is a low level shaver point.
There are two further bedrooms upstairs reached via a staircase of 79 cm width with a tread of 205 mm and left hand bannister of 90 cm in height. There is a landing of 84 cm at its narrowest leading to a double bedroom with kingsize four poster Gothic style bed which has a mattress height of 57 cm from floor. There is an ensuite shower room with wash basin and WC with seat height of 43 cm. There is space free of door and furniture of 1.2m by 1.5 m. There are bedside tables, lamps and separate wardrobe and dressing table with drawers. There is a twin bedroom with 2 single beds 90 cm wide with mattresses which are 62 cm above floor, a wardrobe, dressing table and drawers. Adjacent to this room is a separate bathroom with shower cubicle and bath, wc and wash basin. The free space here is 1.1 m by 1.9 m.

See the main website for a description of the internal layouts. These cottages are two storey and have open tread staircases of between 67 and 83 cm width with 205 mm tread depth. All have level floors apart from the Trap House which has a single step up from the kitchen of 185mm and a single step down from the entry hall to the lounge of 165 mm.
Ground floors are wooden with short pile rugs and upper floors have natural choir and sisal carpeting.
